Ground-up homes, remodels and outdoor living built into the upper bajada below Pusch Ridge, on the rolling, boulder-strewn lots that define the north side of the valley.
Building here
Oro Valley runs its own building department, and it is a more involved process than most first-time builders expect. Between the Environmentally Sensitive Lands provisions, the outdoor lighting code and neighbourhood design review in the master-planned communities, the approvals on an Oro Valley lot shape the house as much as the floor plan does.
We would rather have that conversation before you buy the lot than after. Setbacks off a wash, how much of the natural grade has to stay, where the driveway can physically land on a rolling site, what the lighting code does to your exterior scheme. These are answerable questions early, and expensive ones late.
We have built on exactly this kind of ground: granite outcrops left where they were, the house set into the site rather than cut out of it.
What an Oro Valley build asks for
The rolling ground below the Catalinas is generous with views and unforgiving with foundations. Working with the existing grade, rather than flattening it, is what keeps the finished house sitting naturally on its lot.
Rancho Vistoso, Stone Canyon and the other master-planned communities each run their own architectural review alongside the Town's. Submitting to both without the schedule slipping takes knowing what each one actually wants to see.
Oro Valley's outdoor lighting code is strict, and for good reason. Exterior lighting designed around it from the start looks considered. Lighting retrofitted to pass inspection rarely does.
The practical details
We are a licensed Arizona general contractor working throughout Pima County. Oro Valley is a short run north from our Moore Road office, which means site visits happen when they need to happen.
“This was the 4th home we've had built, all by very good builders, but none reached the level of expertise and attention to detail that Charles provided.”Homeowner · Custom home client
